A house or flat will probably be the most expensive purchase of your life and therefore you need to know its condition. A survey report from Sheldon & Company will give the information needed to make an informed decision on whether to proceed with the purchase and often, following the survey, you may be able to negotiate a reduction in the agreed price. Mortgage lenders will invariably require a valuation. This is not a survey but merely a cursory inspection and report. A survey is designed with the purchaser's interest in mind rather than the lenders. The inspection for a survey is more comprehensive and accordingly the true condition of the building will be established.

Major Defects Survey is a comprehensive survey involving an examination of all visible parts. The inspection will include the identification of defects or factors which may materially affect the value or saleability. The report is produced in a concise format with the main issues and recommendation presented in a table within each section. The Major Defects Survey is suitable for many types of residential properties.

The Building Survey is a detailed and comprehensive survey involving an examination of all visible parts. The inspection will include the identification of defects or factors which may materially affect the value or saleability. Tailored to suit your needs, we can carry out additional items such as lifting floorboards to check a hidden floor structure for dry rot. Many people wish to extend or alter the property they are buying. If you are proposing to extend or alter the property please advise us of your proposals before we carry out the survey. We can give general advice on these aspects and any special precautions that need to be taken such as party wall matters.

A Market Value (valuation) and/or Insurance Reinstatement Cost can be included within either a Major Defects Survey Report or a Building Survey Report if required.

Reports on Specific Defects such as Movement
Often an owner or purchaser does not want a survey on the whole of a property but only requires advice on a specific matter such as dampness, rot, wall tie failure, roof structure defects or subsidence. Often a specific report is required by a Mortagage Valuer prior to a mortgage loan being granted such as a report on movement or a report on the adequacy of a loft conversion. We can tailor your instructions to suit your requirements.
